The following are common mortgage loan types that you might look to get pre-qualified for when thinking of purchasing a home.


Conventional Loan
A conventional loan is a mortgage that is not guaranteed or insured by any government agency, including the Federal Housing Administration (FHA), the Farmers Home Administration (FmHA) and the Department of Veterans Affairs (VA). It is typically fixed in its terms and rate. These loans adhere to Fannie Mae guidelines. Fannie Mae, or Federal National Mortgage Association, is a corporation created by the federal government that buys and sells conventional mortgages. It sets the maximum loan amount and requirements for borrowers.


Usually, a conventional loan is a 30-year fixed rate mortgage. That means it has a fixed interest rate for the 30 year term of the loan. Conventional loans also typically require at least a 20 percent down payment. For example, if a house costs $100,000, the lender will provide a loan for 80 percent of that amount. So, $80,00 is financed through the lender and the borrower must pay $20,000 cash.


Conventional loans can be a great option for those with a 20 percent down payment. However, even if the borrower does not have a 20 percent down payment, it is still possible to get a mortgage. By putting less down and accepting a possibly higher interest rate, the borrower can still get financing through a non-conventional loan.


FHA Loan
A loan insured by the Federal Housing Administration open to all qualified home purchasers. While there are limits to the size of FHA loans, they are generous enough to handle moderate-priced homes almost anywhere in the country. Their primary function is to insure residential mortgage loans.


FHA loans typically offer options for first-time home buyers, senior citizens and home improvements. One of the most difficult elements of the home buying process is saving up enough money for a down payment. If you are a first-time home buyer, an FHA loan may allow you to make a down payment of 3 percent. You may also be able to roll your closing costs and other fees into the loan amount.


A VA loan is a mortgage loan in the United States guaranteed by the U.S. Department of Veterans Affairs (VA). The VA loan was designed to offer long-term financing to eligible American veterans or their surviving spouses (provided they do not remarry). The basic intention of the VA direct home loan program is to supply home financing to eligible veterans in areas where private financing is not generally available and to help veterans purchase properties with no down payment. Veteran Benefits for these loans are determined by Veterans’ years of service, if disabled or status of discharge. These Loans are a 100% Financing. They also have no Mortgage insurance. There max loan amount is $417,000.00. Minimum credit score is 620.

Financial Assistance Programs

There are several financial assistance programs in the Houston area such as; NACA, DAP, SETH, Houston Hope, etc. Each program has different requirements.


NACA is great for first time homebuyers as it offers very low interest rates, no down payment, no closing costs, and the ability to buy down interest rates lowering your monthly payment. (DAP) Down Payment Assistance Plan
This plan provides for $14,200 down payment assistance for new construction and $9,500 for resale properties. This program is for Harris County first time homebuyers, or buyers who have lost homes to circumstances such as fire, flood, or hurricane. The buyer must be approved through Harris County, and there are limits to total family gross income and assets.


SETH has programs to help eligible first time homebuyers purchase in one of the program coverage areas. Buyer must have income below established federal limits.


Fort Bend County Neighborhood Stabilization Program (NSP)
NSP offers up to $25,000 assistance to first time homebuyers of foreclosed properties in Fort Bend County based n income.


Bankruptcy Information

Buyers are still able to purchase a home after Bankruptcy Discharge or fulfilling certain requirements during a Chapter 13 Bankruptcy. Dismissal is not the same as Discharge. Dismissal is used to describe the non completion of Bankruptcy terms and will not be acceptable for Loan Approval. Bankruptcy must be discharged. See below.

Chapter 7
1. Must be Two years since discharge
a. If less than two years from discharge then it will be downgrade to manual underwrite and must have been circumstances beyond borrower’s control.
2. Must have re-established credit
3. Provide letter of explanation regarding reason for BK
4. Any lates or Collections after BK must have an explanation of the extenuating circumstances surrounding them.

Chapter 13
1. Must be 2 years since discharge/release or downgrade to a manual underwrite
2. Must have re-established credit
3. Provide letter of explanation regarding reason for BK
4. Any lates or Collections after BK must have an explanation of the extenuating circumstances surrounding them.
5. If borrower’s are currently in Chapter 13, follow requirements below:
· Must have permission from the court
· Must have made 12 on time payments to court trustee
